Some of the Romanians (70%) prefer the big commercial centers, while 27% of them prefer the small ones, and the shopping on street shops represent an option for only 2% of the Romanians, according to the CBRE study “How Consumers Shop”, Romania edition. In comparison, 1 in 5 Europeans chooses the commercial street against other forms of retail. In the same study have been interviewed 21,000 consumers from 21 countries to find out where and how they shop. “The real estate developers have delivered only two office buildings in Bucharest in the second quarter, but the absence of demand might postpone for 2014 some projects already announced, while on the commercial segment, with no projects finished in the period April – May, three projects have been re-announced with no clear deadlines.
With only two buildings completed in Q2 2013, with an overall surface of 7,800 square meters, the new offer of office spaces finished in H1 2013 reaches at about 80,000 square meters. The stock of modern office spaces from Bucharest is currently estimated at 2.04 million square meters, of which we estimate that 51% is represented by A-class spaces”, shows a market study from Jones Lang LaSalle. The real estate market from Romania has registered in October a slight increase, after three previous months of consecutive decrease, and the prices of apartments have increased in all large cities of Romania. Thus, the average value of the imobiliare.ro National Index for October 2012, of 984 euro/ square meter, is 2.2% larger than the one registered in September 2012 – the largest increase registered in the last four years.
